Overview
About this submarket
This area covers two neighboring pockets on OB's eastern side. OB Highlands sits closer in, kissing up against North, Central, and South OB, while Point Loma Highlands runs further east toward Point Loma proper. Both climb the hill away from the coast, with quieter, more residential streets, bigger lots, more space between buildings, and views that open up the higher you go.
For multifamily, the Highlands trade differently than the coastal core. The area is mainly single-family homes, with duplexes and small multifamily mixed in rather than dense apartment blocks. Lots tend to be larger, and many properties have rear alley access, which makes ADUs and added income potential a real part of the analysis here. It's less about walkability to Newport and more about space, views, and long-term upside.
One thing owners should know: zoning in the Highlands varies block to block, and lot sizes here often leave room that isn't being used. Knowing exactly what your lot allows, whether that's an ADU, a redevelopment, or added units, is where the value is, and Tanner can walk you through it.
