Overview
About this submarket
Just inland from Ocean Beach, Loma Alta is a quieter residential pocket, just minutes from the beach, Newport Avenue, and the rest of Point Loma. It feels more residential than the coastal core without losing the OB lifestyle, and it's close to I-8 and West Mission Bay Drive.
For multifamily, Loma Alta's appeal is its established housing stock and proximity to the beach without the density of central OB. The area is mainly two-to-four-unit buildings from the 1940s to late 1970s, with a few five-plus-unit properties mixed in, on lots that are often closer to 6,250 square feet. It's the quietest of the OB submarkets for transaction volume, trading the least of the four, and price points run slightly more affordable than the coastal core, which opens up real possibilities for redevelopment or adding an ADU.
One thing most owners don't realize: the City puts Loma Alta in the Peninsula Community Plan, not the Ocean Beach plan, and most of it is zoned RM-3-7, which can allow up to a unit per 1,000 square feet of lot. Many of these properties are sitting on more density than they're using, so owners here benefit from knowing exactly what their lot allows — and Tanner can walk you through it.
